Hello Michelle. You are right…county programs don;t apply if you are in the city limits of Watsonville. There are still some options for you. Sounds like we qualify for the program. We need help with the down payment. We’ve got the load. We are trying to get help on the down payment program with the real estate board. We find out if we qualify tomorrow. (We are not sure if they count my husbands SSDI or workman’s comp) The problem is we might need help with the first time home buyer program because of the location of the house which is located in Watsonville. The program we have only helps us in unincorporated areas. Can you help. I am a 4th grade teacher and a first time home buyer. Please help. Michelle Deering

Hi Rhonda

There is an extra credit teacher program through CALHFA that offers up to 3% for down payment. Just answer these three questions and I can see if you are eligible.
1. Which school do you teach at?
2. How long have you been teaching?
3. How many hours per week? Or what percentage of full contract do you have?

There is another program I know about that require 2% down and most of that can be a gift from family if that is an option for you.

Hey Mike,
I’m currently trying to buy my first home. I’m a part time teacher and I have an FHA loan. I need a 3% down payment assitance but the one I had going was banded. It was the nehemiah program. Is there anything else that can help me get down payment assitance?
