This post was written in 2010 and now rates are even lower! Now I am seeing rates below 4.0% without points. There are signs that the ecomomy is improving but are still a long ways frm being ot of the woods.

Yes, it is often more work than traditional sales, but if I can help a buyer get a good deal, or seller get out from under an distressed situation, then it is worth the work. I do not know if i will get a response? But here goes, i am approved for a 425000 dollar loan recently. I have talked w a couple real estate people, neither of them seem interested in talking about me purchsing real estate via short sale, i get the impression it is a lot more work than they are willing to do? Is this correct? Is there anybody out there that specializes in this process? Can you help me? I have met people that have bought properties this way and they seem ok, it seems like this is obviously a win win. I am not in huge hurry, but would like to buy something.
